Check, clean and disinfect fins and coils
Clean and lubricate Blower Motor
Check filter condition and clean filter
Check for proper temperature drop across indoor coil
Check for proper T-Stat calibration and operation
Check for balanced air flow
Clean and inspect condensate drain line
Check for proper drain line pitch
Steam clean and sanitize unit
Check and clean fan blades
Check sub-cooling superheat for proper charge
Tighten service caps to prevent refrigerant leaks
Supply air on heating mode of 42 degrees or more
Clean debris from outside unit; check for corrosion
Clean all unit covers indoor and out
